So What's Up With Open Houses Anyway?

I don't know about your experience with Open Houses right now, but I talk with agents all the time about their Open House experiences, and I'm noticing a trend. I must admit that I too have had the same experience, and that is that you go to all the trouble of advertising, listing the open with MLS and Realtor.com, and you lug all those signs out, and then only one or two guests show up! We blame the hot weather, the cold weather, the rain, the wind..... Could it be that Buyer's just aren't as "in to" open houses as they once were? Think about it. Almost every semi-competent agent is using virtual tours and multiple internet sources that allow for additional property photos. People go to "open houses" in their jammies now with a cup of hot chocolate! Is this a good thing for us as agents? Or are we now missing out on what used to be one of our primary ways of generating new leads? Are you doing something different to attract Buyer's (or neighbors) to your open house? Is it working? Post your comments and let us know what you think.

Warmly,

While attending the Discovery Bay Marketing Meeting, I met an agent who reported that she recently held a "Twilight Open House" that was fairly well attended. She sent invitations via e-mail to agents asking if they might have prospective purchasers, and she served wine and appetizers. She held the open from 4pm-8pm on a Friday. She did not print advertising, just the e-mail and then signs to direct passers' by. Perhaps this is something for you to try with your listing that hasn't had much open house traffic!
